The current planning permission states that the external works must be completed on or before the 1st December 2022. The original farm slurry store and silage clamp located to the East of the property will be cleared by the vendor prior to any of the barn conversions being made available to market for sale. It is envisaged that the vendors remaining garage/store to the South East is to be either rebuilt or clad in stone, if the required consents can be obtained at some point in the future.
Electricity and water are not supplied to the property, but are nearby. Gas is not available in the village.
An online “guide price” suggests that the cost of supplying electricity to the barn for 3 dwellings would be in the region of £15,000.
Mains water is supplied to surrounding properties, and the main is close to the junction of the A59.
A modern Tricel Nova UK24 sewage treatment plant, covered by British Standards, is in place which serves the two properties in the immediate vicinity, and Greengates Barn will have permission to connect to the plant. It has sufficient capacity for the extra three dwellings to be created at Greengates Barn. Once connected, the running costs, annual servicing, maintenance, emptying and repair costs etc will be shared by the two existing properties and Greengates Barn. The costs are likely to be shared on a 1/5th basis (TBC).
