Greengates Barn, Skipton Road

Greengates Barn lies at the end of a cul-de-sac which was formed when the old road was by-passed some years ago. This by-pass created, in effect, a small secluded hamlet on the outskirts of Gisburn. PLANNING PERMISSION.

The barn originally gained planning permission in 2015 (RVBC – 3/2015/0620), and has subsequently had the condition relating to the date at which external works must be completed by, extended on two occasions (RVBC – 3/2017/0241 and 3/2020/0634). The current planning permission states that the external works must be completed on or before the 1st December 2022. All interested parties must satisfy themselves with regard to the planning permission prior to submitting their tender, and not solely rely on these particulars of sale. GENERAL INFORMATION.

The boundary is indicated by red lines on the available plans as a guide only, with white “X” marks sprayed on the floor giving the approx. location on site. The boundaries will be  checked/confirmed prior to purchase.

The original farm slurry store and silage clamp located to the East of the property will be cleared by the vendor prior to any of the barn conversions being made available to market for sale. It is envisaged that the vendors remaining garage/store to the South East is to be either rebuilt or clad in stone, if the required consents can be obtained at some point in the future.

SERVICES

Electricity and water are not supplied to the property, but are nearby. Gas is not available in the village.

An online “guide price” suggests that the cost of supplying electricity to the barn for 3 dwellings would be in the region of £15,000.

Mains water is supplied to surrounding properties, and the main is close to the junction of the A59.

A modern Tricel Nova UK24 sewage treatment plant, covered by British Standards, is in place which serves the two properties in the immediate vicinity, and Greengates Barn will have permission to connect to the plant. It has sufficient capacity for the extra three dwellings to be created at Greengates Barn. Once connected, the running costs, annual servicing, maintenance, emptying and repair costs etc will be shared by the two existing properties and Greengates Barn. The costs are likely to be shared on a 1/5th basis (TBC).
